The healthcare sector constantly changes. This also has an impact on real estate management. Nowadays organizations are responsible for the exploitation of their real estate. This can be considered as something positive; it indicates that the level of decision and control is greater together with the substantial potential current land value. But of course, it contains risks and needed management attention as well. Inadequate management can easily cause budget shortages or even end up with inferior buildings. In addition, the requirements are much more demanding. Patients and visitors ask for rest, privacy and space beyond facilities. This new organizational structure, a one that can be described by a more business oriented approach, rising ARBO standards and consequently the ongoing development of the medical technology requires continuous adjustments in terms of housing.

BIM for healthcare real estate
Healthcare facilities face a major transition period now. The objective is to take full advantage of the design, construction, renovation and technical management of the healthcare properties to facilitate the primary healthcare process. The development of BIM (Building Information Model) is perhaps the most promising technical innovation, in the construction sector nowadays. The deployment of BIM will lead to shorter turn-around times, less failure cost, better quality assurance, better-oriented costumers and will increase in total the expected durability of structures.
DEMO is currently working for STREAMER, a large-scale EU research project on energy-efficient buildings in mixed-use healthcare districts, together with 20 companies and healthcare institutions from different EU countries. DEMO leads the work package regarding the development of BIM-related ICT solutions, to find out:
- BIM linking to life cycle costing, building management systems (GBS), facility management (FM) and maintenance systems;
- Decision-support tool for the design phase in relation to the management phase, with specific attention to the energy performance;
- Methodology for developing and monitoring adjustable Key Performance Indicators (KPIs).
DEMO Consultants has the intention to share this cultivated knowledge with Dutch healthcare institutions to come together with practical solutions and applications.
DEMO Consultants organizes workshops on 'BIM for management and maintenance of hospitals'. A number of Dutch hospitals have carried out a survey on BIM on their own initiative. At the moment these hospitals are about to take a step forward the introduction of BIM, where they focus on management and maintenance. DEMO has charted the BIM questions and needs of these hospitals. Together with the hospitals, we set up a joined BIM-oriented approach for short-term applications of BIM, using practical ICT solutions.
